Longspoon Neighbourhood

PREDATOR RIDGE’S FOURTH NEIGHBOURHOOD DEVELOPMENT

Our fourth real estate development, the Longspoon neighbourhood, consists of different phases of Coach Homes, Carriage Homes, the Osprey Green Townhomes (OGT), and Longspoon Ridge lots. Homes in the Longspoon Neighbourhood feature craftsman style architecture and offer varying fairway, lake and valley views.

COACH & CARRIAGE HOMES

Longspoon Drive began in 2006 with the presale of 18 lots for the first phase of our Coach Homes.

The Coach Homes offered three exterior architectural designs and two floor plan options that alternated down the street. Both floor plans featured a walk-out basement with two master bedrooms on the lower level, and a den and living space on the main level. In 2007 an additional 14 lots were created for Coach homes, and all 32 lots offered stunning fairway views of what was Osprey hole 5 at the time.

In 2007 when the second phase of Coach Homes were released, presales for 12 Carriage Homes also started. The Carriage Homes offered two exterior architectural designs and two floor plan options that alternated down the street.

The Carriage Home floorplans were particularly popular as they featured the master bedroom on the main floor. These homes lined Osprey fairway 5 offering stunning golf course views. Like the Coach Homes, the Carriage Homes were sold as pre-sales and construction and contract completion occurred in 2008.

OSPREY GREEN TOWNHOMES

When Longspoon Drive was first being developed it only went as far as the Coach and Carriage Homes. In 2007 the road was extended for the first phase of Longspoon Ridge and for the site preparation for the Osprey Green Townhomes.

Located on the edge of Opsrey hole 7 and the tee box of Opsrey 8, these private entry townhomes offered views over the golf course and down the Coldstream Valley.

The first phase of the Osprey Green Townhomes began to pre-sell in 2008 and construction began shortly thereafter.

These homes were highly popular as they offered lock-and-leave security, private garages, a variety of floorplan options, and premier interior fixtures. There were six floorplan options to choose from, mostly featuring two bedrooms and two bathrooms.

LONGSPOON RIDGE

Longspoon Ridge, the last section of homes in the Longspoon neighbourhood was separated into four phases. Phases 1 and 2 launched in 2007 and included the lots along Longspoon Place.

Contracts for all 34 lots were signed in one day during a pre-sale event. At that time the road wasn’t in place, and the lots weren’t yet clearly marked, so a lot of imagination was used by our sales team and homebuyers.

Servicing of the area took place after the sale and the contracts for the purchase of these lots closed in the summer of 2008. Some home construction started shortly after this and the first home to be built was the popular Preston floorplan home.

Phases 3 and 4, which included lots further along Longspoon Drive, Longspoon Bay, and Longspoon Court, began to sell in 2008. Following the very successful first two phases of Longspoon Ridge, Phases 3 and 4 offered various homesite options including lots where one-level rancher style homes could be built.

There were also lots that offered stunning views of Okanagan Lake. Predator Ridge is the designated builder for all of the Longspoon homes. Within the neighbourhood there is a wonderful variety of floor plans and many gorgeous custom homes.

THE ELLISON & PRESTON SHOWHOMES

Among showhomes in Longspoon Ridge, was the popular Ellison showhome with interior design by Vancouver Designer, Kelly Deck.

The Ellison Showhome featured 3,466 sq.ft. of luxurious living space, with four bedrooms, a den, folding doors onto the deck and a media room. On Saturday, June 16, 2012, a grand opening block party event, with music and food, was hosted to celebrate the new Ellison showhome. Later that year at the Tommie Awards, this showhome won silver for the following:

  • Excellence in Single Family detached home in the $500,000 – $750,000 range
  • Excellence in kitchen design in the $500,000 – $750,000 range
  • Excellence in Show Home

Another popular showhome in Longspoon Ridge was the Preston Showhome on Longspoon Court. The Preston showhome featured four bedrooms, three bathrooms and was 2,582 sq.ft. The Preston took home a 2012 Silver Tommie Award for Excellence in Single Family detached home in the $350,000 – $500,000 range.

AMENITIES

The views aren’t the only desirable feature of living in the Longspoon neighbourhood. In 2008 trails and cart paths were built to connect Longspoon to the Village Centre. The Longspoon loop trail allows residents in this neighbourhood to step out of their back door and straight onto the trail. The Longspoon Loop also links with the rest of our trail network, where there is over 35km of multi-purpose trails to explore.
